BACKGROUND:
Mr. D. Joel Coleman, Assistant Vice President, Northern Gulf Coast Division, D. R. Horton, Inc., (“the developer”) is requesting final approval for the plat of The Manors of Magnolia Hills Subdivision, a replat of Magnolia Hills Phase IV & V. The subdivision consists of 86 residential lots, 0.78 miles of road and utility easement which will be dedicated to the public (Exhibits 1 and 2). The stormwater retention system and drainage easements will remain private and will be dedicated to the Homeowners Association.
The development was reviewed and approved by the Planning and Zoning Division on February 24, 2017. The subdivision plat is in compliance with the requirements of Chapter 177.071, Florida Statutes and Bay County regulations. The developer has provided a $1,701,983.44 Performance Bond for the road, drainage, water and sewer improvements (Exhibit 3).
